It’s not news that realtors can take classes to become specialists in certain kinds of real estate transactions. Some are certified to serve buyers, some are dedicated to the needs of sellers. Some take classes to learn how to help older buyers find a new home or buyers who seek an environmentally friendly property. But a little-known home buyer’s helper serves a niche of house hunters who are all saddled up and ready to ride into their next property purchase. We’re talking about realtors who serve the buyers of equestrian properties.
Realtors with the Equestrian Property Specialist (EPS) certification have been educated in the special property needs of horse owners. It’s more than just room to ride and facilities to shelter and care for horses. Zoning laws and local ordinances, for example, have to be part of the equation. And a good EPS will live and breathe the local horse owners’ culture, suggesting homes close to good riding trails, for instance, or in the service area of a good large animal vet. Some are members of riding clubs and attend special equestrian events throughout their region.
Horse-friendly properties themselves are a special challenge: How much is the barn worth? Is an indoor riding facility required? Is the property’s fencing in good condition?
Needless to say, scanning traditional marketing resources may not be enough when you’re looking for a home with a large paddock and spacious stalls. A good EPS realtor will know where to look to find listings of specialized properties maximized for the needs and enjoyment of horse lovers.
Buying an equestrian property is a big investment of money, time and effort and shouldn’t be done hastily. Instead, rein yourself in, slip off your stirrups and see how a good EPS can help.
